New restaurant space with terrace - Canton of Geneva

This opportunity concerns a restaurant unit on the ground floor of a recent building, in a residential area of the canton of Geneva. The city centre is nearby and several international organisations are located in the immediate vicinity. The space has never been used. The location serves two types of customers who complement each other well. During the day, employees from the surrounding offices come for lunch. In the evening, local residents take over. An adjoining terrace extends the dining room outdoors and increases capacity during the warmer months. The premises are handed over with no fittings at all. The future operator is free to design the kitchen and dining room to suit their concept, with nothing to take over or dismantle. A basement storage room, already equipped with a grease trap, completes the property. The landlord also contributes to the fit-out costs, with a payment made at the end of the works after acceptance, which reduces the initial investment. Public transport access is good, with several tram and bus lines. Parking spaces are also available in a neighbouring building. New restaurant spaces with a terrace are rare in this part of the right bank. The transaction takes the form of a management lease (location-gérance).
