The venue benefits from regular foot traffic and a local customer base, in a lively and well-connected environment. Accessibility is a real asset. An underground car park is nearby, the railway station is about 500 metres away, a bus stop is close by and the motorway can be reached in a few minutes. Schools and many shops are also in the immediate vicinity. The premises, of about 100 m², are fully fitted out and ready for immediate operation. The professional kitchen is equipped, with ventilation, a grease separator and a pizza oven. A storage room completes the premises. Total capacity is around 68 seats, split between the indoor area and two terraces, one outdoor and one indoor. The business also generates additional income from a lottery games activity, which provides an extra source of revenue. The development potential is real. The current concept can be rethought according to the buyer's project, for example with Asian, Lebanese or Mediterranean cuisine. Options to explore include a new identity, takeaway and delivery, social media and better use of the terraces. A full file and the terms of the takeover are available on request. A visit will allow you to fully assess the potential of this business.
